How these numbers are made

Every dollar figure on this site traces to a published cost study, and every figure that does not is labeled as ours. That is the whole method, and this page shows the receipts: each constant the calculators use, the URL it came from, the date we checked it, and — for the handful of adjustment factors we could not source — a plain statement that the number is our own assumption. Nothing on this site wears a source-shaped label it has not earned.

A formatted amount can occur in unrelated source rows without representing one repeated claim. For example, the national benchmark $3,000 is the low end of Angi's conventional-system range; the same amount also appears as the high end of a perc-test extreme and the low end of HomeGuide's drainfield-replacement range. Each table below keeps the amount attached to its own subject, source, and label rather than presenting it as a location-specific quote.

Three labels cover every number. Sourced means the figure appears verbatim on the cited page, and we keep an evidence snapshot of the quote. Derived means we computed it from sourced figures, and the arithmetic is shown here. Assumed means no direct source exists and the number is our own labeled adjustment — disclosed on this page and again in the transparency box on the page that uses it.

How the install estimate is computed

The install calculator starts from the installed-cost band for the chosen system type (table T1 below), scales it by three factors — home size, soil, and region — then adds the tank-material adjustment (T3) and the permitting tier (T6). The anchor number is rounded to the nearest $25. The low and high ends of the honest range run the same arithmetic on the ends of the sourced bands. The pumping, tank size, repair-vs-replace, and inspection tools each use the smaller tables further down. Of the three install factors, only soil and region are sourced-band inputs the way system type is — none of the three factors themselves have a direct source, which is exactly why they appear in the disclosure list below.

The national all-in reference anchor — the figure we quote on external surfaces — is $8,023 average, with most installations between $3,591 and $12,463: HomeAdvisor (2026-07-30), quote: “The average cost to install a septic system ranges from $3,591 to $12,463, with most homeowners spending around $8,023.” An archived Angi article corroborates the magnitude; Angi and HomeAdvisor are one company, so we treat that as family corroboration, not an independent source.

T2 — Tank size by bedrooms, and the design-flow convention

Tank sizing follows the published code tables: InspectAPedia septic tank size tables (2026-07-30) — 1,000 gallons is the code minimum in most jurisdictions and the sizing basis for 2–3 bedrooms; 4 bedrooms is shown as 1,250 gallons using the +250-gallons-per-bedroom rule of thumb (derived — the sourced code table says 1,200, which is why the tool shows the “(some codes 1,200)” note); 5–6 bedrooms price on a conservative 1,500-gallon basis. Design flow is shown at 150 gallons per day per bedroom, per Connecticut Department of Public Health — Determining Design Sewage Flow (2026-07-30). State codes vary — roughly 110–150 gpd per bedroom across the codes we reviewed — so the number is a convention, not a universal rule.

T3 — Tank material, and the derived adjustment

The install calculator's material adjustment is derived, and here is the arithmetic: midpoint deltas of the U.S. News tank-only ranges: concrete (700+2000)/2=1350 (base); plastic (500+2500)/2=1500 → +150; fiberglass (1200+2000)/2=1600 → +250. So plastic carries a +$150 adjustment and fiberglass +$250 versus concrete. Honest caveat: HomeGuide's independent table orders concrete as the most expensive material, so current sources disagree on ordering — we keep the delta small and disclose the disagreement rather than pick a winner.

T6 — Permitting

Permitting tiers. The permit-only and full-permitting bands come from SepticTankHub's 2026 permit guide — an anonymous cost site, retained because independent bands corroborate the magnitude (HomeAdvisor's building-permit band and HomeGuide's permits-inspections-testing average).

T7 — Pumping

The pump-out base is $428 national average, typical band $291$565: HomeAdvisor (2026-07-30). Cadence guidance — pump every 3 to 5 years — is EPA SepticSmart; Penn State Extension recommends a stricter 2–3 years, and we disclose that variance rather than hide it. The pumping tool's tank-size factor and setting factor are both assumed (see the disclosure list), and its household cadence rule is our own rule of thumb inside EPA's 3–5-year range.

The national average inspection is $290 ($150$450, HomeGuide, 2026-07-30). The uncover-the-lid add-on is a mixed label: the $250 top end is sourced (Angi: “Look for a company that bundles digging into the inspection, as digging can add $250 to your cost.”), while the $50 low end is our assumption and the $150 mid is its midpoint — disclosed here because a half-sourced band must say which half.

T9 — Repair

Every derived or assumed number, disclosed

Seven numbers in these tools are not direct quotes from a source. Here is each one, with its label and basis. If a future data pull sources any of them, the label changes in the same update.

  1. Home-size cost factor (F_size) — install cost multipliers 1.1 for 4 bedrooms and 1.2 for 5+. Assumed, no direct source. The cited sizing sources cover tank sizing, not cost scaling. Not user-editable, and an open research item: we are looking for real size-versus-install-cost data to replace it.
  2. Soil factor (F_soil)0.9 for fast-perc soil, 1.00 average, 1.25 for slow perc. Our assumption, no direct source — basis: assumed: smaller drainfield footprint; assumed: larger field, more excavation. The tool also warns that poor soil often forces a different system type entirely, which moves cost far more than any factor.
  3. Region factor (F_region)0.85 lower-cost, 1.00 national, 1.25 higher-cost. our own labeled adjustments — assumed, no direct source. An earlier draft justified these from rural-versus-urban pumping price spreads; that was a category error (pumping evidence says nothing about install costs) and the justification was deleted. These stay plain labeled assumptions until real regional install-cost data is found.
  4. Pumping setting factor (F_setting) — suburban 1.00, urban 1.1, rural 0.85. Assumed, no direct source — the draft's urban/rural citations were unverifiable and were removed. The pumping tool's tank-size factor (1.1 at 1,250 gal, 1.2 at 1,500 gal) is assumed on the same basis.
  5. Tank-material adjustmentderived; midpoint deltas of the U.S. News tank-only ranges: concrete (700+2000)/2=1350 (base); plastic (500+2500)/2=1500 → +150; fiberglass (1200+2000)/2=1600 → +250. Sources currently disagree on material ordering (see T3 above), so the delta is deliberately small.
  6. Pumping cadence rule — every 5 years for households of 1–2, 4 years for 3–4, 3 years for 5 or more. Derived: our rule of thumb within EPA's 3–5-year range.
  7. Repair-vs-replace scoring rubric — the age, symptom, and maintenance points behind the decision helper. An invented editorial heuristic, not sourced from any study, which is why that tool carries a visible boundary line telling you a real inspection ($150$450) outranks it. Thresholds: repair at 2 points or fewer, inspection through 4, replacement likely above that.

Source quality and corroboration policy

Angi and HomeAdvisor are both Angi Inc. — one source family — so agreement between them is not independent corroboration, and we say so wherever we lean on both. SepticTankHub is an anonymous cost site: its figures appear only where an independent band corroborates the magnitude, and each such row is flagged in the tables above. Some Angi and HomeGuide pages refuse automated requests, so those figures were verified against Internet Archive captures of the exact cited URL; the capture date is noted next to each affected row. Where a cited page had changed since the spec was written, the constant was corrected to the live or archived quote — never left claiming a source it no longer has.

Quoted excerpts: where the quotation marks come from

Pages on this site show verbatim excerpts from the documents behind the numbers. Those quotes are not typed by hand into a page, because a retyped quote is a misquote waiting to happen. Cost-study excerpts render the evidence line already stored with the figure in the table above. Primary-document excerpts — EPA, a state health department — are cut out of a saved HTML capture of the page by exact substring match: the extractor refuses to emit any excerpt whose opening and closing phrases it cannot find in the capture, so a quote cannot drift away from its document without the build failing. The captures and the extractor are kept with the site's evidence files. Every excerpt below carries the retrieval date of the capture it was cut from, and the same date is printed next to the quote on the page that shows it.

Update cadence and corrections

Figures carry their retrieval date and a six-month freshness horizon; a constant past its horizon blocks new deploys until it is re-verified. We review the full table set monthly. Guide titles state the source-data years, not the calendar year — a page over 2025 sources says 2025, even in 2026. If you find a figure that disagrees with its cited page, use the contact page: a confirmed error is corrected on the page, and the correction is noted here.

The boundary

These are planning estimates built from national cost studies. They are not a contractor quote, and no calculator can see your lot, your water table, or your county's fee schedule. Use the numbers to budget, to sanity-check bids — reading the permits and perc-test guide before you talk to a contractor is a good start — and to spot an outlier bid worth questioning. Then get real bids.
